Student accommodation rebooks or empties on a compressed annual cycle, and the decision drivers are specific: internet that survives assessment week, the social-to-study balance, all-inclusive billing honesty, and whether the community programming lands or embarrasses.

Timing is the whole instrument. Send it in late January or February, before the next year's housing conversations happen in group chats you are not in – by the time students tell you in April, they have already signed somewhere else with four friends.

The rebooking-intent question in February prices the summer marketing budget precisely. Cut the results by building and by floor before you read them as a whole: student accommodation satisfaction is rarely uniform across a site, and one badly maintained block or one antisocial floor can drag a headline score that is otherwise healthy – and it is the block, not the brand, that students describe to next year's intake.
